Zoning

Mr. Christensen represents clients in the zoning change process as well as opposing zoning changes initiated by the City. This representation includes an analysis of the necessary zoning district for the proposed use, submittal of the zoning change application, conferences with City staff, Zoning Commissioners, neighborhood leaders, the City Council and presentations before any public hearings. Mr. Christensen also represents clients in non-conforming use applications and zoning verification letters.


Land Plan Amendments

Representation in the land plan amendment process, which includes an analysis of the necessary land use designation for the proposed use, submittal of the land plan amendment application, conferences with City staff, Planning Commissioners, neighborhood leaders, the City Council and presentations before any public hearings.


Dangerous Structures Determination Board

He also represents clients in opposing City initiated demolitions of structures. This representation includes presentations before the Dangerous Structures Demolition Board and appeals to the District Courts to prevent demolition.


Board of Adjustments

Representation of clients in requesting variances from City's applicable development codes. Mr. Christensen's representation includes submittal of the variance request application, conferences with City staff, and the presentations at the public hearing.


Historic Designation

Mr. Christensen represents clients in the historic designation process. This representation includes conferences with City staff, Historic and Design Review Commission (HDRC) members, Zoning Commissioners, neighborhood leaders, the City Council and presentations before any public hearings.


Sign/Billboard issues

Mr. Christensen represents clients in requesting variances from City's sign ordinance, to include Master Sign Agreements. This representation includes submittal of the variance request application or Master Sign Agreement application, conferences with City staff, and the presentations at the public hearing.


Vested Rights

He also represents clients in the vested rights application process. This representation includes an analysis of existing documentation to prove a property's vested rights, submittal of the vested rights application, conferences with City staff, Planning Commissioners and the City Council (if necessary) and presentations before any public hearings. Mr. Christensen also represents clients in obtaining the necessary tree permits for a proposed development.


Development Planning

Mr. Christensen assists clients in every step of the land development process, to include strategies to maximize the net developable area as well as to assist in navigating applicable City Development Codes.
